‘Home Improvement’ Star Patricia Richardson Lists Brentwood Estate for Million

Actress Is Selling Her Cape Cod–Inspired Brentwood Home of Nearly 30 Years

Actress Patricia Richardson, best known for her role as Jill Taylor on the 1990s sitcom Home Improvement, has listed her longtime Brentwood estate for nearly $10 million, according to Carolwood Estates agents David Yadegaran and Shaun Alan Lee, who hold the listing.

Richardson purchased the property in 1996, about five years into her eight-season run on the hit ABC series. Over the past three decades, the home has served as the setting for two family weddings and several SAG-AFTRA events.

Set behind 20-foot privacy hedges and double gates, the Cape Cod-inspired estate sits on nearly an acre south of Sunset Boulevard. The 6,600-square-foot residence, originally built in the 1930s and extensively updated, includes seven bedrooms and nine bathrooms.

A columned portico leads into a chandelier-lit foyer, opening to formal living and dining rooms featuring original hardwood floors. The vaulted family room showcases wood-beamed ceilings, a stone fireplace, and French doors leading outdoors.

The rustic kitchen blends traditional charm with modern amenities, offering stainless steel appliances, a butcher-block island, open shelving, and a breakfast banquette overlooking the gardens.

The primary suite—located on the main level—includes a fireplace, built-in cabinetry, a walk-in closet, and a spa-like bath with a soaking tub surrounded by cobalt blue tile. A secondary en suite bedroom completes the first floor, while two upstairs bedrooms share a full bath.

Outside, the property is designed for privacy and leisure. Mature redwood trees, meandering stone pathways, and multiple terraces surround a dark-bottom pool with a spillover spa, a grotto-style bar beneath a waterfall, and a barbecue station flanked by raised flower beds.

A separate two-bedroom, two-bath guesthouse offers a full kitchen, living and dining areas, and a private entrance, making it ideal for guests or multi-generational living. An additional private suite with a bath and walk-in closet sits above the three-car garage, suitable for a gym, home office, or staff quarters.

Richardson is downsizing to a condominium in Los Angeles, according to The Real Deal.

Described in marketing materials as “a rare Brentwood estate with an unmistakable sense of history and presence,” the property offers “one of the neighborhood’s most private, character-rich compounds south of Sunset.”
